List your home online — for sale or for rent
StanzaX is the only place in Hudson County where you can put your home on the market — for sale or for rent — without leaving your couch. Price it on live MLS comps, set your terms, add your photos, and e-sign your listing agreement right from your phone. No printing, no faxing, no waiting three days for someone to swing by with a clipboard.
Two ways to list — both start to finish online
Pick the path that fits. Each one prices your home on real market data, prepares the New Jersey paperwork, and lets you sign online — then a licensed Costanza agent takes it live.

Why list with StanzaX
Fully online doesn't mean on your own. StanzaX is proprietary software built by Costanza Realtors — it does the busywork of pricing and paperwork, while a licensed New Jersey agent stands behind every listing. It's real technology on a real brokerage.
Legally binding e-signatures
Your listing agreement is signed under New Jersey's E-SIGN/UETA e-signature law — giving a properly executed electronic signature the same legal force as ink on paper.
A tamper-proof signed record
Every signed agreement is sealed as a PDF with a full audit trail and a content hash, so it can't be altered after signing — and you keep your own copy.
Pricing from live MLS comps
Your asking price or recommended rent comes from live MLS listings and recent closings, not a stale online guess. It's the same data our agents price on.
A licensed agent on every listing
A licensed Costanza Realtors agent reviews and confirms each listing before it goes live, and stays your point of contact through showings, offers, and closing.
All 12 Hudson County towns
We list homes and rentals across all 12 Hudson County towns — Bayonne, Jersey City, Hoboken, Union City, West New York, North Bergen, Weehawken, Secaucus, Kearny, Harrison, Guttenberg, and East Newark.
Online vs. the old way
Nothing about listing a home actually needs a printer. Here's what changes when you do it on StanzaX.
| Step | The old way | On StanzaX |
|---|---|---|
| Getting a price | Wait for a callback and a walkthrough | Instant, from live comps on your block |
| The paperwork | Print, sign, scan, or meet in person | E-sign from your phone in minutes |
| Your photos | Wait for a shoot to be scheduled | Upload your own the same day |
| Going live | Days | After a licensed agent's review |
| The record | A stack of paper | A tamper-proof signed PDF + full audit trail |
Common questions
Is listing my home really 100% online?
Yes. From your first price estimate to your signed listing agreement, every step happens on your phone or computer — pricing, terms, photos, disclosures, and signing. There's no office visit and nothing to print. A licensed Costanza agent then reviews your listing and takes it live.
Is signing a listing agreement online legal in New Jersey?
Yes. StanzaX e-signatures comply with New Jersey's Uniform Electronic Transactions Act (UETA) and the federal E-SIGN Act, which give a properly executed electronic signature the same legal standing as a handwritten one. You review the full agreement first, sign with clear intent, and receive a sealed PDF with a complete audit trail as your record.
What does it cost, and is the commission negotiable?
There's no fee to price your home or start a listing online. Commission is always negotiable — New Jersey law requires it, and StanzaX never fills in a rate for you; you set and see your terms before you sign anything. On a rental, the broker fee is shown up front as well.
Do I still get a real agent?
Absolutely. StanzaX handles the busywork — pricing, paperwork, and signing — but a licensed Costanza Realtors agent reviews every listing before it goes live and is your point of contact for showings, offers, negotiation, and closing. The technology makes listing faster; it doesn't replace your agent.
How fast can I get listed?
Most owners finish the online steps — price, terms, photos, and e-signing — in about ten minutes. After you sign, a licensed Costanza agent reviews the listing and confirms it before it goes live, so the final timing depends on that quick review.
Can I sell my home or rent out my unit — or both?
Both. StanzaX has two online paths: "Sell my home" builds an asking price from recent sales and walks you through the NJ sale disclosures, while "Rent out my unit" gives you a recommended rent and a rental listing agreement. Choose the one that fits — or start both if you're weighing selling versus renting it out.
What New Jersey forms and disclosures are handled?
For a sale, StanzaX prepares your listing agreement, the NJ Seller's Property Condition Disclosure (Form 140), and — for homes built before 1978 — the federal lead-based-paint disclosure. For a rental, it prepares your rental listing agreement, keeps the security deposit within New Jersey's 1.5× monthly-rent cap, and includes the lead-paint disclosure for pre-1978 homes. Everything is completed and e-signed as part of the flow.
Is my home eligible to list online?
If your property is in Hudson County, NJ, you can start online — StanzaX covers homes and rentals across all 12 Hudson County towns. Once you've signed, a licensed Costanza agent reviews the details to confirm everything is in order before the listing goes live, so unusual or complex properties simply get a closer look.
